By referring prospective buyers of private property(ies) to us, and subject to these leads purchasing the private property(ies) using services of MJD’s Real Estate Salesperson partners, and MJD’s receipt of the success fee from MJD’s RES partners, you can expect to receive an incentive of at least S$1,888/- and S$888/- when your leads have successfully completion the purchase of a new project and resale private property respectively.
No, there are regulations/laws against kickbacks in cash and/or in-kinds by Real Estate Salesperson, Estate Agencies, and/or third parties. Therefore, in adherence to the relevant regulations/laws, a referrer who is also the buyer of the property will NOT enjoy any referral incentives.

We pride ourselves to be able to consistently provide trusted and validated leads to our clients/partners, including developers, estate agencies (EA) and real estate salesperson (RES). Given our excellent track records, our clients/partners will compensate us with a fair and reasonable success fee for each successful closing of sales from our leads.
We find our buyer leads from multiple sources to include digital marketing, referral programs, exclusive arrangement with entities who are serving middle-high and high networth people, etc.
We believe in sharing, and the referral incentives paid out are derived from our success fee.
Any person who is 21 years old and above can qualify as our Referrer. As there are regulations/laws as mentioned in Question #2, all our referrers must sign our Business Referral Agreement with the company. The agreement is to ensure that the referrers are aware of the regulations/laws and also the rule of engagement between referrer, leads and the company. The business referral agreement will be valid for 12 months and subject to the company's policies for future renewals.

Yes, you can sponsor sub-referrer(s) and they will be tagged to you. We have a very rewarding overriding bonus system to motivate and incentivize team builders.
Our incentive scheme for team builders includes over-riding of 10% of their sub-referrers' incentives and annual performance awards. This overriding incentive is only restricted to direct subordination, i.e., only payable to a direct/immediate sponsor of the referrer.
It is easy. Only need to do a few simple tasks to include:
Conduct basic screening of the leads to ensure that they have real interest and/or intention to purchase private property(ies) in the immediate/near future. Optimize your time to find good quality leads so that we can quickly monetized your leads for you. Poor leads waste time for all parties that could be better utilized on good leads.
Ensure that the leads are informed of the referral arrangement and agreeable for MJD’s Relationship Staff to contact them to better understand their purchase requirement.
Provide the contact details of the LEADS to MJD’s Relationship Staff.
Sponsor new referrers to MJD and earn an over-riding bonus from their successful referrals.
And, MJD Relationship Staff will follow up with your leads and match them to our panel of sales professional accordingly.
Payments of referral success fee are subject to the leads purchasing the private property(ies) using services of MJD’s Real Estate Salesperson partners, and MJD’s receipt of the success fee from MJD’s Res Estate Salesperson partners. MJD shall pay REFERRER the fees due within 10 workdays from receipt of the success fee from MJD’s RES partners.
All buyer leads are tagged to their respective referrer. As long as the business referral agreement with the company remains valid, and the buyer leads return to MJD (whether referred again by their original referrer or walk-in to MJD themselves), the referral incentives will be accrued to their referrer. Such incentives are subject to our panel sales professional helping them to successfully transact their purchase and MJD’s receipt of the success fee from MJD’s Res Estate Salesperson partners.
These small annual registration/renewal fee helps us to offset the admistrative cost of setting up our referrer management system. This system will ensure that the leads and sub-referrer(s) are tagged and tracked accurately and payment of referrers' incentive are timely, efficient and accurate.
We want to work with committed and active referrers to achieve a fruitful and financially beneficial relationship with them. We are very confident that our referrer incentives will be many multiple folds of this small registration fee, even with only 1 successful leads transaction.
Our relationship managers are well-trained to find out and have a good understand of your leads' wants/needs. Equipped with these information, the relationship manager will use our proprietary system to match an ideal Real Estate Salespersons (RES) to your lead.
Our panel of RES are curated and drawn from all major Estate Agencies (EA) to include Propnex Realty, ERA Real Estate, Huttons Asia, SLP Scotia. Savills, Knight Frank. CBRE and OrangeTee and Tie. Our panel of RES are all very experienced and hold the markeing ranks (and it equivalent) of at least Marketing Director in their respective Estate Agency.
We are confident that your leads will be happy with the services of our panel of RES. Your leads have the full discretion to change their servicing RES if they are not satisfied with their services.
